Job Description

The Maintenance Supervisor ("MS") is responsible for scheduling, overseeing and performing all maintenance needs, requests and work orders for the entire community. The MS is responsible for ensuring all maintenance work is done professionally with superior customer service.

Primary Responsibilities:

  • Attempt to complete all service requests with 24 to 72 hours
  • Respond to emergency maintenance calls
  • Maintain an appropriate inventory of necessary equipment and supplies to ensure the timely completion of normal, recurring work orders
  • Keep the maintenance shop clean, organized, and compliant with all regulatory requirements
  • Maintain all amenity areas by keeping them clean and in good repair
  • Visually inspect and maintain the cleanliness and appearance of the property
  • Must be able to read and understand technical service requests, chemical mixes for pools and other uses
  • Maintain a preventative maintenance program to minimize repairs and service requests
  • Train, supervise and schedule maintenance staff to ensure professional, quality service while minimizing overtime
  • Walk vacant units and schedule unit turns
  • Have a pleasant and welcoming demeanor when handling resident issues
  • Assist Community Director in monitoring expenses
  • Assist the Community Director as needed
