Legal Assistant - Real Estate Apply
CO - Greenwood Village (Home Office)

Based at our Greenwood Village Home Office, you will be responsible for assisting with leases and related documents for a commercial portfolio encompassing 550+ restaurant properties in the US and Canada.  Must have the ability to examine, evaluate and summarize large quantities of information and work well under pressure, multi-task proficiently and prioritize work, tracking multiple projects and deadlines simultaneously. 

Must be proficient with various office equipment and applications such as word processing/computer systems, Microsoft Word, Excel, Power Point, Outlook, telephone, fax, copier and calculator. Effective and courteous verbal and written communication and interpersonal skills, with internal and external business partners at various levels, a high level of professionalism, trust, and integrity, and organizational skills are necessary. Must be a self-starter with a strong work ethic and willingness to be proactive, problem solve and assume responsibility for the start and completion of tasks.

Primary Responsibilities:

  • Implements lease administration procedures and guidelines as necessary, in order to promote organization and efficiency throughout the company, including being the primary point of contact regarding company’s online lease administration system, coordinating the delivery of electronic documents to system’s third party vendor, providing lease verification/validation and ensuring Landlord and/or property management contact and payment information is maintained/updated;
  • Assists the Development & Construction Team in establishing and preserving positive relationships with Landlords by addressing complaints and resolving problems as the liaison with company’s Real Estate, Development, Design, Construction, Facilities, Licensing, Operations, Legal, Tax and Accounting teams in the preparation and interpretation of legal documents as well as correspondence related to properties, such as default letters, routine lease violation notices, CAM reconciliations and billing disputes;
  • Engages in simple negotiations with Landlord regarding matters such as temporary signage, parking, security, etc. to ensure lease compliance;
  • Assists attorney in handling matters pertaining to the review and preparation of documents including but not limited to: commercial leases, subleases, lease amendments, easement agreements, assignments, indemnification and access agreements, license agreements, estoppels, SNDAs, rent and term commencement agreements, termination letters, renewal notices, architectural agreements, construction contracts, guarantees, brokerage agreements and services agreements;
  • Prepares legal documents for attorney approval and executive signature by typing, formatting, and proofreading texts, and manages the  coordination of document execution, advising necessary parties of the receipt of such executed documents and creating, organizing and maintaining physical and electronic files;
  • From time to time this position will also assist with limited aspects of commercial real estate transactions (such as acquisition, disposition and franchising transactions);
  • Other duties as required by company.

 

Requirements:

  • Associate’s Degree or Bachelor’s Degree in paralegal studies from an ABA-approved institution and/or certification from an ABA-approved paralegal program preferred, but will consider relevant related legal experience in a law firm or in a corporate legal department
  • Experience (3 years +) relevant work experience in retail commercial real estate or legal/paralegal  
  • Experience in franchise law a plus
  • An eye for detail
  • An understanding of contract law and commercial real estate transactions and provisions
  • Ability to comply with company rules and regulations
  • Ability to work extended hours, including some weekends, as needed
  • Ability to write and see things in close proximity
  • Ability to work independently, exercise sound judgment when making decisions and refer appropriate matters to supervisor when necessary.
  • Experience with lease management software (CoStar is optimal), or otherwise the ability to become proficient quickly in this software.
