Job Description

 

  Position Overview:

The R&M Manager will facilitate the repair and ongoing maintenance of equipment and related replacement services for restaurant locations.  The Manager will ensure flawless transaction completion throughout the procurement and installation cycle of all replacement equipment. The Manager will facilitate on-going communications with the Operations, Finance and Accounting teams to ensure consistent procedures and processes are followed across the Company. 

 Summary of Key Responsibilities

Responsibilities and essential job functions include but are not limited to the following:

  • Supports the repair and maintenance of internal systems; including overall heating, air conditioning, refrigeration, and general restaurant facilities equipment.
  • Replacement and repair administrative support is accurate and timely (direct emergency calls, product ordering, project close-out, billing current, etc.).
  • Drives the delivery of replacement equipment on time, to budget within scope and follows standard RUI PO processes.
  • Monitor, maintain and communicate facilities equipment product ordering, progress and coordination.
  • Plans and supports cost reduction programs for building facilities equipment and services, including but not limited to deregulated utilities.
  • Supports and resolves technical problems regarding maintenance and warranty product(s).
  • Source and negotiate product(s) and warranty coverage’s to obtain the most cost effective, available products.
  • Maintains appropriate construction records and files (capital expenditures log) according to standard department practices, laws and regulations for each location.
  • Communicates and coordinates effectively the activities of outside contractors and vendors for repairs and replacement equipment at the restaurant level.
  • Work with Accounts Payable to quickly resolve any vendor payment issues in a timely manner.
  • Creates process, policies, and supporting documents for services in accordance with industry practices and management requirements.
  • Recommends improvements on the effectiveness of the PM program. Evaluates ways to reduce maintenance costs and improve service.
  • Develops a quality assurance process that ensures third party vendors are performing as outlined in the scope of work.
  • Prepares monthly key performance indicator reports that cover financial and service performance.

Ability to comprehend, analyze, and interpret the complex business documents. Ability to read and write reports, manuals, speeches and articles using distinctive style. Ability to negotiate effectively with key employees, top management, and vendors to take desired action.

FINANCIAL KNOWLEDGE
Requires knowledge of financial terms and principles. Ability to calculate figures. Ability to forecast and prepare budgets. Conducts financial/business reporting.

REASONING ABILITY
Ability to solve advanced repair and maintenance problems and deal with a variety of options in complex situations. Draws upon past technical knowledge and makes recommendations that have a direct impact on the company.

OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite, Outlook, intranet/internet. Ability to use work order system. Working knowledge of architectural, electrical and mechanical systems. Working knowledge of leases, contracts and related documents.
 

 Required Knowledge, Skills and Abilities

  • 3+ years of maintenance & equipment management of facilities
  • This position requires a degree or certification or equivalent experience
  • Previous experience in a facilities repair role
  • Ability to prioritize, time manage and multi-task with limited supervision and sometimes under time pressure
  • Attention to detail, analysis of budgetary requirements, and contract/warranty review
  • Proficient word processing and computer skills, including basic MS Office skills: Word, Excel, Outlook
  • Ability to operate office equipment including fax machine, copier, telephone, calculator
  • Ability to sit for moderate periods of time working on a computer
  • Excellent written and verbal communication skills
  • Dependability, flexibility and professional demeanor
  • Regular and predictable attendance
  • Ability to sit or stand for long periods of time and work in an office environment.
  • Ability to read, write, communicate and interpret information accurately
